Property Information Form		This is a form filled out by yourself. It is designed as a space for you to provide information on the property directly to the buyer, about a number of things including guarantees, boundaries and utility details.
Fixtures and Fittings Form		This is a list of items which you intend to leave or remove from the property on completion.
Leasehold Information Form		This is a form filled out by you providing additional information about the Leasehold element of the property such as service charge costs.
Overriding Interest Form		This is a form in which you can inform the buyer of any unregistered rights or interests that may affect the property.
Specific Questionnaire		This is a document which provides you with an opportunity to advise us of any specific factors to the sale ie. if it is probate or divorce.
General Memorandum		This document is where you provide your bank details for where the net sale proceeds are set on completion.
HMLR Title Register		This is the legal document that outlines the property, who owns it, and describes and restrictions or charges.
HMLR Title Plan		This is the legal document that outlines the property on a plan.
Official Lease - Land Registry		This document is the contract between the landlord and the tenant, the document that will then be passed onto the buyer.
Conveyance - HMLR Land Registry		This is a document relating to the property that may have rights or benefits affecting the property.
Transfer - HMLR Land Registry		This is a document relating to the property that may have rights or benefits affecting the property.
Initial Mortgage Redemption Statement		This is an initial statement from your mortgage lender on the amount needed to be repaid to them on completion to remove the charge.
Final Redemption Figure		This is the final statement from your mortgage lender on the amount needed to be repaid to them on completion to remove the charge.
Estate Agent Commission Account		This document is the amount that you are paying your estate agent on completion for their commission.

Money Laundering		As buyer, the Government's UK Money Laundering Regulations require you to provide evidence to pass both ID Evidence and Source of Funds Information, otherwise you at risk of committing a criminal offence and facing penalties, as well as you not being able to exchange contracts.

Environmental Search Result		The Environmental Search is a search carried out that gives details of the past uses of the land and the land in the vicinity of the property and whether such past uses are likely to have caused any potential contamination of the land on which the property is situated.
Flooding Search Result		The Flooding search will reveal if your purchase property is at risk of flooding.
Chancel Search Result		This search looks for any Chancel Repair Liability, a legal obligation on some propertyowners to pay for certain repairs to a church which may or may not be the local parish church.
Water and Drainage Search Result		This search looks at the sewerage supply and water connections to the property.
Local Authority Search Result		The Local Authority Search will look at all information held by the Local Authority about the property including any planning permissions and building regulations.
Landmark Energy & Infrastructure Report		This search will reveal if the property you are purchasing is affected by wind turbines, HS2 or fracking, as well as other energy schemes.
Cornwall Mining Tin and Clay		This search will reveal any clay or tin mining areas close to the property, whether historic or not.
Official Coal Authority Report CON29M		This search will reveal any coal areas close to the property, whether historic or not.
Planning Search		This search will reveal planning application information about the property.
Company Search		This search will reveal the company history, including any enforcements against the company or insolvency.
Mining Search		This search will reveal any mining areas close to the property, whether historic or not.
Mortgage Offer		The mortgage offer contains the amount you are being offered, as well as the terms of this offer.
Letters to Lender Head Office		These are letters that we send to your Lender as part of our role in acting for your lender. We report to them on the points they have asked to be reported on.
