Our Jargon Buster series explains some of the common parts of the Conveyancing Process.

What are Property Searches?

Property Searches are reports which you can commission through your conveyancer which highlight things which may be a risk to your property in the future. Some of these may be obvious based on the location of your property. For example, properties in Cornwall are at higher risk of damage due to subsidence caused by historical mining activity. Properties close to rivers or floodplains may be at higher risk of damage due to floods.

Many are not obvious and may negatively affect the value of your home. Your conveyancer can commission any of these Property Searches if you request them.

Standard Property Searches

These are the standard searches we carry out as part of every conveyancing transaction.  These are contained in your quotation.

Local Authority Search Result

The Local Authority Search will look at all information held by the Local Authority about the property including any planning permissions and building regulations.

Water and Drainage Search

This search looks at the sewerage supply and water connections to the property.

Additional Property Searches

Additional searches are not carried out as standard and are not included in your initial quotation.  These charges will be added to your bill on completion.

Chancel Search

This search looks for any Chancel Repair Liability.  This is a legal obligation on some property owners to pay for certain repairs to a church which may or may not be the local parish church.

Company Search

This search will reveal if the property was ever owned by a company.  It will detail the company history, including any enforcements against the company or insolvency.

Cornwall Clay & Tin Mining Search

Cornwall is well known for its history of Tin mining.  This search will reveal any clay or tin mining areas close to the property, whether historic or not.

Flood Search

The flooding search will reveal if your purchase property is at risk of flooding.

Environmental Contamination Search

The Environmental, also referred to as a Contamination search, reveals if your purchase property is affected by contamination.

Landmark Energy & Infrastructure Report

This search will reveal if the property you are purchasing is affected by wind turbines, HS2 or fracking, as well as other energy schemes.

Mining Search

This search will reveal any mining areas close to the property, whether historic or not.

Official Coal Authority Report CON29

This search will reveal any coal areas close to the property, whether historic or not.
